Flat Conversion Information

Flat Conversions are a specialist area & should only be undertaken by competent, qualified & experienced professionals.

They require the services of a professional architect to approve all surveys, investigations & to oversee employment of other professional services.

Fire Regulations of flats can be complicated and consultations with your local Fire Authority and Building Control are essential to plan a satisfactory means of escape.

The guidance given here is for flats with:

  • a) the top floor no more than 11m above the ground
  • b) no more than 3 storeys above ground level
  • c) no more than 2 dwellings per storey

The design & construction of the proposed works is always the responsibility of the designer, applicant & contractor.

When using our Specs, checks should be made to ensure that they apply to your specific project.

Important note regarding June 2022 England Building Regulations Updates

Which set of specs should I use?

The Amendment Regulations and accompanying Approved Documents L: Volumes 1 and 2 come into force on 15 June 2022 in England. However, the changes will not apply in relation to building work where a building notice or an initial notice has been given to, or full plans deposited with, a local authority before 15 June 2022 provided that the building work is started before 15 June 2023.

Therefore, where plans are to be deposited with a local authority before 15 June 2022 and building work starting before 15 June 2023, use the Specs with page heading 'Pre-June 2022'.

Where plans are to be submitted to Building Control on/after 15 June 2022 or building work is to start on/after 15 June 2023, use the specs with page heading 'Specs for June 2022', where available.
